The Canal House is a genuine one-off: it is the only property in London that forms the bridge over a canal. It was built in 1906 for the manager of the Regent’s Canal, and has since been reconfigured and extended by the esteemed architect Douglas Stephen, who has added a glass and steel pavilion to the side.

The house is entered via a charming front door, with the entrance lobby flanked by a utility room and cloakroom. The lobby leads to a wonderfully light open-plan reception room and kitchen/breakfast room, with an original parquet floor and large windows giving views over the canal. To the side of the kitchen is the glass extension, which is currently used as a studio and provides access to a lovely terraced landscaped garden. The built-in furniture, including the shelving unit which divides the kitchen from the living area, was also designed by Douglas Stephen.

A magnificent curved staircase, with a domed skylight above, leads from the reception room to the floor below, where the two double bedrooms and a large dressing room/ensuite bathroom also overlook the canal. In addition, there is a separate shower room.

There is planning permission in place to extend into the garden by a further 34 sq m; this extension could be used either as supplementary accommodation for the existing house or as a separate dwelling with its own entrance.

The property is located within a short walk of the shops, cafés and restaurants of St John’s Wood and Maida Vale, Church Street market for fruit and veg and vintage furniture, as well as the open spaces of Regent’s Park. Primrose Hill is also within walking distance along the canal. Marylebone tube station is close by, as are Baker Street and St John’s Wood stations, which both provide quick access to the West End and Canary Wharf (Jubilee line).

Douglas Stephen established his eponymous architecture practice in 1954. He designed some of London’s most significant apartment buildings in the 1960s, including Corringham in Bayswater, The Mount in Kensington and Southwood Park in Highgate.

The property is Leasehold, with 125 years remaining.
